A number of factors will determine the cost. The main two factors are the type of loft conversion you choose and the size of your property. In the majority of cases, lofts cannot be turned into rooms easily because of building regulations and with that will come the consideration of development rights as well as planning permission in some cases.

If you have the space readily available in your loft and you live in a new property that meets building regulations then you can convert the space into an additional bedroom. This involves adding a staircase, insulation, skylights and floor reinforcement, not forgetting the final fitting and decoration. As this is the simplest option for converting the loft then it is the cheapest but it is only suitable for some homes. Therefore, the cost for this will be between £15,000 and £20,000.

Dormer Loft Conversions

Choosing a dormer is another relatively straightforward option and again, the cost of them is cheaper than other options that are readily available. Depending on the work involved and the options you choose, the cost can typically come in at around £30,000 to £60,000. This again will depend on the size of the conversion as well as other factors such as the finish and fittings you require but on average the cost is around £45,000.

Hip to Gable Loft Conversions

Increasing in cost is a hip to gable loft conversion. These are more complex than the aforementioned conversions and are therefore more expensive. You can expect the starting prices to begin at around the £40,000 mark with prices going upwards to around £70,000.

Mansard Loft Conversions

If you are looking for a complete overhaul of your loft space then you could opt for a mansard loft conversion in order to create the ideal bedroom space. This is a complex option and that means that there is more work and planning involved in it. With this though, comes an increase in the cost and you can typically expect the price to range from £45,000 up to £70,000.

Living in a bungalow can often leave people in need of additional space and so, the only way to go is up into the loft. Where this is the case, you will need to make sure that the property is suitable for the three previously mentioned options and that planning requirements are met as well as check the permitted development rights. However, the costs of converting a bungalow loft can range from £30,000 up to £70,000.
